Jupiter FL Real Estate: Fewer Homes for Sale; Prices Have Stabilized PDF E-mail
 

October 13, 2009, Jupiter FL - Palm Beach County's supply of homes for sale continues to decrease and sales prices have generally stabilized as indicated by statistics from the Regional MLS for the periods May 2009 through August 2009. For those who are thinking about buying Jupiter Florida real estate, this is the time. From these figures, it appears that the Jupiter Florida real estate market area has hit bottom.

Hurricane Checklist: Before and After a Storm Strikes PDF E-mail

Whether you own or rent property in the Jupiter Florida real estate market, the Tequesta real estate area or other communities in Northern Palm Beach County, you need to know what to do in the event a hurricane is predicted.  This comprehensive list was prepared by the Town of Jupiter.  Please read this over even if you are a long-time Florida resident.  Resources and sources of supplies and gasoline can change.  We all want to protect our families and our Jupiter FL real estate -- this information can help you protect yourself, your family and your property.

Before a Hurricane or Flood Threatens

�� Check insurance policies

�� Protect important papers & valuable items

�� Prepare an inventory of all personal property with descriptions,

take before and after pictures

�� Secure your property – bring outdoor items inside or tie them

down, moor boat securely, etc.

�� Stay tuned to news channels for weather updates and

stay informed

�� Have an evacuation plan with a fl ood-free evacuation route

�� Move vehicles to higher ground

�� Relocate furniture to upper stories or off the fl oor

Before a Hurricane

�� Make shelter arrangements

�� Make pet arrangements

�� Install shutters

�� Fill fuel tanks

�� Lower pool water levels

�� Review your family plan

After a Storm

Safety During a Flood

1. Use sandbags to slow seeping fl ood water.2. Don’t walk through fl owing water. Six inches of moving water can knock

you off your feet. Use a pole to check depth when walking in water.

3. Don’t drive through a
fl ooded area. More people drown in their cars than

anywhere else. Don’t drive around barriers; the road or bridge may be

washed out.

4. Stay away from power lines and electrical wires. Electrocution is the

second most frequent cause of
fl ood deaths. Drowning is number one.

Remember that electricity travels through water. Report downed power lines to

FPL,
1-800-4OU-TAGE.

5. If you can safely turn electricity off, do so. Some appliances, such as

televisions, keep electrical charges after they have been unplugged. Don’t

use appliances or motors that are wet until taken apart, cleaned

and dried.

6. Look out for animals, especially snakes. When
fl ooded out of their homes,

small animals may seek shelter in yours. Use a stick to turn things over

and scare away small animals.

7. Look before you step. After a
fl ood, the ground and fl oors are covered with

debris including glass and nails, and mud can be slippery.

8. Be alert for gas leaks. Use a
fl ashlight to inspect damage. Don’t smoke or

use open fl ames unless you know the gas is off and the area is ventilated.

Jupiter Florida Real Estate: Jupiter FL homes for sale and sold during May 13-June 13, 2009 PDF E-mail

June 14, 2009, Jupiter FL - During the last 30 days Jupiter Florida homes generally sold for about 91% to 92% of asking (list) price. There were 109 sales; 15 of which were short sales.  Short sales generally sold for 92% to 96% of asking price.  In the Jupiter Florida real estate area the average sales price of all single family homes, condos and town homes combined was almost $369,000.  The highest sale was for $4.1 million and the lowest was for $65,000. Statistical information on short sales is found on the "read more" pages of this article.

 

However the differences in the prices of Jupiter FL homes sold in the zip code sectors varied as shown in the tables farther down in this article (click on "read more" below). 

Jupiter Zip code 33477 is mostly within walking distance to the ocean and has proportionally more condos than the other two areas.  On average the homes sold in zip 33477 went for almost $267 a sq. ft.

arialmaplarge_abacoa.jpgZip code 33458 is about 3 miles inland and includes the large neo-traditional planned community of Abacoa.  Homes in zip 33458 are  of a wide variety of new and old, single family and multi-family living situations; they on average for about  $138 a sq. ft.






Zip code 33469 encompasses parts of Jupiter and Tequesta; it has many luxury waterfront homes, more age restricted communities than the others and also includes some of the older residential single family and condo neighborhoods. The average sales price per sq. ft. during the last 30 days in zip code 33469 was $220.

Signs of Hope for the Jupiter Florida real estate market


lighthousecrop1_37x150.jpgAt last there's some good news for the Jupiter FL real estate market.  Over the past two years there has been a steady decline in the number of homes for sale in Palm Beach County.

Market value is determined by market conditions such as supply, demand and availability of financing. With the supply going down (sometimes referred to as a decrease in inventory) I have hope that the market value has hit its low point.

In March 2007 according to our MLS statistics there were almost 27,000 homes and condos for sale in Palm Beach County.  In two years that number is now less than 22,000 -- the supply of homes for sale has dropped approximately 18%.

There are three reasons for the decrease in inventory of homes for sale in Palm Beach County:

1.  More homes are being sold.
2.  Sellers are keeping their homes off the market.
3.  Foreclosure inventory has decreased

Homes are selling if they are priced right as evidenced by the 33% increase in sales in Palm Beach County when comparing sales in February 2009 to February 2008.  There was a 41% increase in sales in the Florida Treasure Coast area when comparing the same time periods.  Most of the buyers are investors and first-time home buyers who can afford homes at today's prices.
